Neighborhood Realty Business Highlight: The Magnolia Coffee Co.

Caitlin Magnuson, a Water Valley native, and her husband Joe, a Washington State transplant, moved their family to Water Valley in the summer of 2022 with the dream of putting down roots and owning their own business. For the next two months, Caitlin and Joe would renovate a historic building for lease and open The Magnolia Coffee Company. We are very happy to highlight them this month!

Their plan was to buy a trailer and open a mobile coffee shop, but in August 2022, while enjoying a walk down Main Street in Water Valley, Joe and Caitlin stumbled upon a building for lease—and their plans changed. The historic building, with its charming courtyard entrance, was exactly what they wanted for their new coffee shop. That month, they handed out free coffee in their courtyard during Main Street’s Art Crawl before opening in October.

The Magnolia Coffee Co. is known for its cozy atmosphere, special events, friendly staff and patrons, and, of course, it’s wonderful coffee! They offer a variety of drinks and food, including espresso, Lotus energy drinks, teas, smoothies, pastries, sandwiches, salads, and more. It’s worth the short drive from Oxford to experience the coffee shop that Water Valley locals love!

In 2023, The Magnolia Coffee Co. received a Main Street Mississippi Award for Outstanding New Business in a Small Community.
