Now that school is out for summer and vacations are starting, don’t forget about some home maintenance tasks that are both important for the curb appeal of your home, but also important for your pocket book!

1. Power-wash your home. It not only gives your home excellent curb appeal, but it has been shown to help sell your home faster, if selling.
2. Tune up your air conditioner. HVAC techs suggest having your units checked twice a year. In addition, make sure you change your air conditioner filter every 3 months and keep debris like leaves and shrubs off of your outside unit.
3. Properly close and lock your windows. You may even want to seal the exterior with caulk. It’s important to have your windows sealed properly to keep the cool air in and the hot air out.
4. Change the direction of your ceiling fans. Flip the switch on your fan motor so the blades spin counterclockwise in the summer (drawing the warm air up) and clockwise in the winter.
5. Spruce up your home’s exterior. Check your landscaping for overgrown trees and shrubs and fertilize your lawn.
6. Check your gutters and roof. Make sure your gutters are free of debris and working properly. Make sure there are no loose shingles and clear debris off of the roof.
