5 Things Homeowners Insurance Does Not Cover

Homeowners insurance typically covers most hazards, but there are a few things that it does not cover. Thanks to this realtor.com video, check out these five surprising things that are not covered by a homeowners insurance policy.

1. Flooding. If a pipe bursts in your home, insurance should cover this water issue. However, flooding caused by excessive rain, hurricane or an overflowing river will need to have a separate flood insurance policy. Read more from our previous flood insurance blog about this important topic.

2. Earthquakes. Many local residents are not aware that we are located within the New Madrid Seismic Zone, an area that runs east of the Rocky Mountains in the Mississippi valley area. While not common, small tremors can occur from larger seismic activity in Tennessee and Missouri. Check out the University of Memphis’ Center for Earthquake Research for up-to-date information.

3. Mold. Homeowner insurance policies may cover this if the mold was caused by a leaking pipe or burst water heater. However, mold issues will not be covered if caused by a hazard outside of your home, like a flood. It is always good to read the fine print regarding mold and your homeowners insurance policy.

4. Sewer and Drain Backup. If the sewer backs up and fills your home with water, this would not be covered by your homeowners insurance policy. Check to see if a flood insurance policy would cover this (for example: excessive rain or river flood causing back-up into your home).

5. Wear and Tear. Homeowners insurance policies will not cover items caused by normal wear and tear of living in your home. Do not neglect little problems at home that could turn into larger problems that may or may not be covered.
