1. You don’t need to do any work on your home – a buyer will accept anything right now. False.
Despite the low inventory now, high priced homes that need a lot of work or need updating will be a turn-off to buyers. It’s worth the time doing the work needed or pricing your home to reflect the updates needed.

2. You can price your home as high as you want and get it. False.
It’s always smart to work with a real estate agent to help guide you to accurately price your home. After all, Mississippi is a non-disclosure state and unless you are working with a real estate agent, there is no way for you to know exactly what homes sell for in the area.

3. Sellers don’t need to market or advertise their home – it will sell itself. False.
Buyers have so much more at their fingertips now when searching for a home. They usually go online first to look at photos, listing information, etc. It’s always smart to have professional photos, an online presence and a good realtor.

4. In a bidding-war, always go for the highest offer. False.
Offers have terms, not just price. Always compare the total terms in an offer. Sometimes the highest offer price doesn’t always give you the best outcome.
